Information regarding our Rents
Trent & Dove Housing are committed to maintaining rents that are affordable to people. Rents will be charged at sufficient costs to provide a housing service on a non profit making basis and in line with Tenant Services Authority guidance.
The Government has instructed all Housing Associations & Local Councils that in future they should charge similar rents for properties of the same type in the same area. As rents at present vary considerably, the Government has allowed until the year 2012 for this rent re-structuring to take take place. Trent & Dove rents are low in comparison to other housing providers which means that there will be increases for most people which may be more than the rate of inflation to meet this Government target.
However, no rent will increase by more than the total of; the annual rate of inflation + 1/2% +£2 per week each year until the target rent is reached.
Rent Guarantee;
Tenants that transferred to Trent & Dove Housing had a legally binding rent guarantee:
From April 2001 to April 2005 inclusive, rents would only increase by the rate of inflation plus 1%.
The guarantee period ended 31 March 2006. Rent increases from that date are now based upon the above Government formula (RPI +1/2% + £2 per week), as Trent & Dove Housing's rents move towards target rent by 2012.
If a tenant that transferred to Trent & Dove Housing later moved to another Trent & Dove property, the tenant still benefitted from the remaining Rent Guarantee period.
New tenants rents will be higher than the rents for tenants who occupied our properties prior to transfer, despite them living in similar properties. Once the rent for new tenants has been set, the rate of increase will not be more than the rate for transferring tenants. It is Trent & Dove’s policy to try and maintain affordable rents level at all times, in accordance with the Tenant Services Authority guidance.
