Damp & mould

Please report any cases of damp and mould to us straight away by calling 01283 528 528. 

In line with Awaab’s Law, which sets strict deadlines for social landlords to respond to reports of damp and mould, we are committed to acting quickly when you tell us about a problem. 

What you can do: 

  • Keep rooms well-ventilated (open windows where safe to do so). 
  • Wipe away any condensation on windows or walls. 
  • Avoid drying clothes on radiators if possible. 
  • Report any leaks, water ingress, or mould growth to us straight away. 

What we do: 

  • Investigate and repair the cause of damp (e.g., leaks, ventilation issues). 
  • Provide advice and support for managing condensation.

Energy efficiency

Keeping your home warm while managing costs is important. 

What you can do: 

  • Use heating controls effectively to keep a steady temperature. 
  • Make the most of any insulation and draught-proofing in your home. 
  • Switch off appliances and lights when not in use. 

What we do: 

In line with the government target, we are working to ensure all our properties reach at least an EPC (Energy Performance Certificate) rating of Band C by 2030. 

For properties not already achieving this banding, this means making upgrades, known as retrofit works, which may include improved insulation, more efficient heating systems, and better ventilation. These changes will help keep your home warmer, reduce energy costs, and lower carbon emissions. 

We may be able to signpost you to support with energy bills if you are struggling to pay them.

Compliance visits - what to expect

As part of our legal responsibilities, we carry out regular visits for gas, electrical, and fire safety checks. These are essential for keeping you and your home safe. 

We’ll always give you notice before these visits and arrange a convenient time. Please make sure you are at home for these appointments or let us know if you need to rearrange.

 

Gas safety checks

By law, we must carry out a gas safety check every 12 months. These checks keep you and your neighbours safe.  

What you can expect:  

  • A check of all gas appliances and ventilation.  

  • A copy of the gas safety certificate for your records.

Electrical safety checks

We carry out an electrical safety inspection at least every 5 years to make sure your home’s wiring and sockets are safe. 

If you notice any damaged sockets, burning smells, or faulty electrics, please report them to us immediately. 

We:  

  • Check communal fire alarms and fire doors regularly.  
  • Carry out fire risk assessments for blocks of flats with communal shared areas.
  • Provide guidance on 'stay put' or safe evacuation procedures.  

You can help by:  

  • Keeping communal areas and walkways clear at all times.  
  • Testing your smoke alarms regularly.  
  • Reporting any fire safety concerns straight away.  
  • Not leaving electrical or heat appliances like microwaves unattended when in use and try to prevent any accidental smoke-alarm triggers.
