Your home should be a safe place to live. Home safety covers many areas, including fire prevention, gas and electrical checks, and building maintenance. It also includes personal safety at home, such as securing your home and being aware of external risks like hate crime or anti-social behaviour.

Our role

As your landlord, Trent & Dove ensures your home meets safety standards. The Government created the decent home standard to set the minimum quality for social homes. 

Through our annual maintenance visits, we regularly check gas, electricity, fire safety, and water systems. Our team also maintains the building structure and shared areas, ensuring they are safe and in good condition.

Your role

You also have a role in keeping your home safe. This includes testing smoke alarms, reporting repairs, and following safety advice such as not blocking fire exits or overloading sockets.

Gas safety

Regular gas safety checks help prevent gas leaks and keep your home safe.

Engineers from PH Jones will book an appointment every 12 months to complete your gas safety check on any gas-fired boilers and other gas appliances.

Our engineers are all registered for your peace of mind and safety, they will also check that you have a working carbon monoxide alarm.

Fire and evacuation plan for homes & apartments

Knowing what to do in a fire can save your life.

These simple steps can help reduce the risks:

  • Keep exits clear
  • Do not store items that may catch fire near the exit
  • . Follow building-specific evacuation advice, especially if you live in an apartment.
  • Contact us if you need support to plan your escape route.

Many customers also use emollient creams that contain paraffin. It’s important to say away from flames including cigarettes while using these creams.

Damp & mould

Damp and mould can affect your health and home. It’s our shared responsibility between landlord and customer to manage the impacts of damp, mould, and condensation.

Reduce moisture by opening windows, using extractor fans, and reporting persistent damp problems. We have a team of damp and mould experts who work to resolve issues in line with Awaab's Law.

Smoking & candles

Smoking indoors and leaving candles unattended are significant fire hazards. Keep candles away from flammable materials, and never leave them burning unattended. If you smoke, always use a sturdy ashtray.

Power & electricity

Faulty wiring and overloaded circuits are fire risks. Never attempt electrical repairs yourself; always report issues so a qualified electrician can fix them.

Asbestos

Some older Trent & Dove buildings contain asbestos, which is safe if left undisturbed. Before starting any minor works to your home, it’s important to request permission. We will check our records to see if asbestos is present.

Electronic devices

Overloaded sockets and damaged cables can cause fires. Always follow the manufacturer’s safety guidance, avoid charging devices overnight, and never block fire exits with mobility scooters. 

Barbeques

BBQs should only be used in outdoor spaces away from buildings and fences. They should never be used indoors or on a balcony, and coals should always be cooled before being disposed of. 

Doors and windows

Strong, well-maintained doors and windows help keep your home secure against the risk of intrudersAlways lock them when you go out and report any damaged or faulty locks. If you cannot use any of your doors or windows, or if they are broken, please let us know

Escape of water

Leaks and burst pipes can cause serious damage. Check the location of your stopcock, check pipes in cold weather, and report any leaks as soon as possible. If you need any assistance, our team is here to help.
