How we start building homes

Development timeline

This graphic shows how we build homes on sites where we own the land. Many of our homes are delivered through partnerships with developers, where we buy the homes once they are completed. In these cases, we are not involved in earlier stages such as consultation or planning.

The importance of regeneration

Regeneration is bringing an area, street, or property back to life.

We must ensure that our homes meet the minimum standards required to provide high-quality accommodation for our residents, as set out in the Decent Homes Standard.

We also want to ensure that our homes and communities are sustainable and great places to live, so we sometimes have to do work to make them usable for generations to come. This can involve redeveloping vacant or underutilised areas or demolishing existing homes and replacing them with better ones.

We are a member of PlaceShapers – a group of housing associations that play a bigger role in shaping society than the homes they manage.

Regenerating these areas  can also mean more much-needed affordable housing in a clean and safe environment.
