We own several homes in the Stretton area of Burton, including three blocks of one-bedroom studio flats on a corner plot between Main Street and The Green (DE13 0EA).

These homes currently face several issues, including:

  • Struggles with renting the homes and a high tenancy turnover (indicating that the flats are not attractive or desirable).
  • The flats are also unlikely to meet the government's net-zero carbon requirements by 2050 or EPC C rating by 2030. 

Our plan

We have decided not to rent any more flats in the blocks. We will help existing tenants move out to more suitable accommodation, and once empty, the blocks will be demolished.

We are then looking to redevelop the site and build seven new high-quality homes. The exact specification is to be confirmed but we are currently looking at six two-bedroom houses and one two-bedroom bungalow. All new properties will be for social rent and will be let based on housing need to customers on the Housing Register.

Commonly asked questions

Why have some of the flats been empty and boarded up for such a long time?

When the flats first became vacant, there were issues with anti-social behaviour, which led us to board them up to protect the properties from further damage. Since then, it's taken time to determine the most suitable plan for the site. We also needed to consult with current tenants before moving forward with any wider public consultation.

How will the new homes be allocated?
All new and existing homes are allocated using the Allocations Policy from East Staffordshire Borough Council.

How will the construction impact my day-to-day living?
There will inevitably be some local disruption during the construction of new properties, although we will work with the construction company to reduce the impact as much as possible. Planning obligations mean that work can only happen within set hours of the day.

Will Trent & Dove hold community meetings to address tenants' concerns directly?
The Customer Liaison Officer will hold regular meetings with the affected customers as needed. 
If any further ad-hoc community meetings are held, you will be notified by leaflet, letter, email, or posters around the local area.

How many new homes will there be, and what will they be?
Current plans show 7 new homes, however this may change once the formal planning application is submitted.

When will the development start?
We hope to start work in March 2027

Before we begin, we need to work with some customers to find alternative accommodation, obtain planning permission and appoint a construction company to do the work. 

I live next to the proposed development; how will I be affected?    
As with all construction work, there will be some disruption and noise. We will work with immediate neighbours to minimise this when we have planning permission and have appointed a contractor.

How long will the work take?
We estimate 18 months, although we can be more accurate once we have appointed a contractor and agreed on a construction plan.

What is regeneration?

Regeneration is bringing an area, street, or property back to life. 
A landowner or landlord identifies a project that requires investment because the land, property, or street may no longer meet the community's needs.
