A planning application has been submitted for the development at Vancouver Drive and is currently with the planners at East Staffordshire Borough Council. Residents adjacent to the site and other interested groups (i.e. Parish Council) will be invited to make any comments as part of the planning process and will be contacted by ESBC about this in due course.

Vancouver Drive in Winshill is an area where we own and manage many homes. Part of our responsibility as a placeshaper is to regularly review and support areas to grow and thrive often adapting to the changing needs of the community.

Garages are also becoming less popular as people park their cars closer to their home or on driveways. One of the garage sites on Vancouver Drive is no longer in use.

Our plan

We plan to build 16 new homes on the previously used garage sites as part of our goal of providing new affordable social housing in East Staffordshire.

As garage sites will cost more to repair than to redevelop, and we want to increase the number of homes in the area, we must demolish four properties to provide access to the area to build 16 new homes.

Commonly asked questions

How will the new homes be allocated?
All new and existing homes are allocated using the Allocations Policy by East Staffordshire Borough Council.

How will the construction impact my day-to-day living?
There will inevitably be some local disruption during the construction of new properties, although we will work with the construction company to reduce the impact as much as possible. Planning obligations mean that work can only happen within set hours of the day.

Will Trent & Dove hold community meetings to address tenants' concerns directly?
The Customer Liaison Officer will hold regular meetings with the affected customers as needed. 
If any further ad-hoc community meetings are held, you will be notified by leaflet, letter, email, or posters around the local area.

How many new homes will there be, and what will they be?
Current plans show 16 new homes, however this may change once the formal planning application is submitted.

When will the development start?
We hope to start work at the end of 2025.

We need to work with some residents to find alternative accommodation, obtain planning permission and appoint a construction company to do the work. 

I live next to the proposed development; how will I be affected?    
As with all construction work, there will be some disruption and noise. We will work with immediate neighbours to minimise this when we have planning permission and have appointed a contractor.

How long will the work take?
We estimate 15 to 18 months, although we can be more accurate once we have appointed a contractor and agreed on a construction plan.

What is regeneration?

Regeneration is bringing an area, street, or property back to life. 
A landowner or landlord identifies a project that requires investment because the land, property, or street may no longer meet the community's needs.
