As a Trent & Dove tenant, it’s important that you understand your rights and responsibilities that help keep you, your home and neighbourhood safe.
This page explains everything you need to know about managing your tenancy.
As a Trent & Dove tenant, you have important rights that protect you and your home. These include the right to:
live in your home as long as you keep to your tenancy agreement.
repairs and maintenance – we are responsible for most major repairs.
be consulted about major changes to your home or tenancy.
exchange your home with another tenant (with permission).
complain if you’re unhappy with our services.
These rights are protected by law and the Regulator of Social Housing’s consumer standards.
Alongside your rights, you also have responsibilities. These help keep your home and community safe and pleasant. You must:
pay your rent on time and keep your account up to date.
look after your home including minor repairs and keeping it clean.
be a good neighbour and avoid noise, anti-social behaviour or damage to communal areas.
ask for permission before making any major changes to your home.
tell us about changes to your circumstances, like new household members or changes in income.
It’s important to tell us about any changes that could affect your tenancy. This could include:
A new person moving in or out
Changes to your household income
A change in your name or contact details

We understand that sometimes your home may no longer be suitable. There are a few options if this is your situation.
You can make a request to transfer to another Trent & Dove home . You might be eligible to move because :
Your family has grown
You want to downsize
You have additional health needs.
In certain situations, we may be able to adapt your home to make it suitable for your needs.
You can also make a request to swap homes with another Trent & Dove or housing association tenant. This is called a mutual exchange and is usually a faster way of moving to a new home.
Both tenants must have permission from their landlords.
You must be on an assured tenancy agreement
Your rent account must be up to date.
The new property must be suitable for your household needs.
No enforcement action has been taken against your tenancy.
If you decide to leave your home, you need to give at least four weeks’ notice.
You can give notice by printing out or digitally filling in a Tenancy Termination Form and emailing it to hello@trentanddove.org or posting the completed form to us.
Your home will be inspected to ensure it has been left in a good condition prior to you ending your tenancy. Your home and garden (if applicable) must be left empty and clean.
The notice period starts on the Monday after we receive your form.
Once we receive your notice, it cannot be withdrawn.
You must return your keys before the notice period ends. If keys are late, you may be charged an extra week’s rent.
