The year has got off to a positive and purposeful start for Trent & Dove, with a strong focus on listening, partnership and delivering for our communities.
In January, we were proud to launch our new Customer Voice Group – an important step in strengthening customer influence and ensuring their voices help shape and improve our services to best meet their needs.
We have also been working closely with our partners at East Staffordshire Borough Council to support the upcoming transfer of the Allocations and Lettings service. This collaboration is focused on ensuring a smooth, seamless transition for customers and stakeholders alike.
March marked a significant milestone as we celebrated 25 years of Trent & Dove. From our beginnings in 2001 with just over 5,000 homes, we have grown into an organisation managing more than 6,700 homes, employing over 200 colleagues, and investing millions each year into our communities. This anniversary is both a celebration of what we have achieved together and an opportunity to reflect as we shape our next Strategic Plan from 2027.
We also strengthened our financial foundations with an £88 million funding package from Lloyds Banking Group, providing the flexibility and certainty needed to continue investing in both new and existing homes.
As we look ahead, we’re preparing for our upcoming inspection by the Regulator of Social Housing and remain focused on delivering safe, high-quality homes and services. You can find out more about these updates and other key developments in the articles below.

£88 million finance package secured to support growth and investment
Trent & Dove has secured an £88 million finance package with Lloyds Banking Group, strengthening our ability to invest in both new and existing homes across our communities. This funding will support the continued development of safer, more affordable homes, while also enabling ongoing investment in maintaining over 6,700 high quality properties and supporting neighbourhood initiatives.
The package includes £58 million from Scottish Widows, restructuring existing debt to provide greater certainty and longer-term flexibility, alongside a £30 million Revolving Credit Facility from Lloyds Bank to support liquidity and day-today operations.
Resources Director, Jan Griffiths, said the investment reflects Trent & Dove’s long-term commitment to both delivering new homes and maintaining the quality and safety of existing homes for customers. This latest funding demonstrates the strength of our partnerships and underpins our ambition to deliver sustainable growth and thriving communities.

Community Impact Awards 2026: celebrating inspiring local heroes
In May, we were proud to host our Community Impact Awards 2026, bringing together over 200 guests at the Pirelli Stadium to celebrate the individuals, groups and organisations making a real difference across our communities.
Now in its 19th year, the awards highlighted more than 70 nominations across 10 categories, recognising outstanding contributions that help transform homes, lives and communities. The evening, hosted by actress and comedian Sally Phillips, showcased a wide range of inspiring stories.
South Derbyshire charity, Me&Dee, was a standout winner, with founder Maria Hanson receiving Special Recognition for her exceptional dedication, alongside multiple awards for the organisation.
Winners across categories reflected the strength, compassion and resilience of our communities, from volunteers and community champions to environmental initiatives and neighbourhood groups.

Tyldesley Court officially opens in Burton
We were delighted to celebrate the official opening of Tyldesley Court, our flagship development in the heart of Burton, marking a significant milestone in delivering high-quality homes for our communities.
The scheme provides 72 modern independent living apartments for older people, alongside family homes for social rent, creating a vibrant, inclusive community in a central location. Designed to support independence, wellbeing and connection, Tyldesley Court reflects our commitment to meeting a wide range of housing needs.
The opening event brought together partners, stakeholders and colleagues to recognise the collaborative effort behind the development, including support from Homes England and delivery partners. Tyldesley Court is a strong example of how partnership working can deliver homes that transform lives and communities for a lifetime.

Development update: progress and partnerships driving growth
We continue to make strong progress across our development programme, supported by effective partnerships and a clear focus on delivering high-quality homes that meet local need.
Work is progressing well at Vancouver Drive in Burton, where a £3 million scheme will transform a former garage site into 14 new affordable homes for local families. Alongside this, we have secured planning approval for The Dales in Repton, a development of 28 apartments designed to support over-55s and respond to growing demand for specialist housing.
Further growth is being driven by new opportunities, including a 77-home over-55s scheme at Baker Street in Coalville, recently approved and set to deliver much-needed accessible housing in a sustainable location.
These developments build on the momentum of our £50 million growth loan, secured in October 2025 through the Government’s Affordable Homes Guarantee Scheme. This funding will support expansion across our rural and urban communities, enabling us to deliver a further 200 affordable homes – more than 140 of which will be for social rent.
